5 Tips for Increasing Home Value Through Renovations

Whether you’re planning to put your house on the market over the next couple of months or you’re simply interested in doing a few remodeling projects, one way that you can significantly increase the property value of your home is to do a few renovations.

Now we know that initially, you might be thinking that doing so can run you thousands and thousands of dollars. But the reality is that there are actually several things that you can do that will not cost you a ton of money but can still make a significant difference as it relates to increasing how much your home is worth.
If you would like a few suggestions on what you can do to make your house more valuable, we have five effective ones below:

Boost up your curb appeal. Before anyone sees the inside of your house, they’re going to have to see the outside, right? Simple things like cutting your lawn, trimming your trees and shrubbery, hosing down your paved driveway, painting your porch and getting a new mailbox can all help to make the value of your home go up.

Do some painting. One of the cheapest ways to increase your home’s value is to paint the walls. If you are preparing to sell your house, try and avoid using bright colors or radical palate combinations. Instead either go with white, a neutral hue or a nice pastel like a light blue or green.

Install a low-flow showerhead and toilet. When people think of being more energy efficient, that doesn’t just relate to electricity but water too. Two things that you can get for under $350 combined are a low-flow showerhead and toilet. Not only will they help to reduce your energy costs by as much as 30 percent, but there are videos on YouTube that can walk you through how to install them both. Speaking of water and energy efficiency, something else that you might want to look into getting is tankless water heater. They only heat up when hot water is required which makes them extremely economical.

Pull up the carpet. If you were to consult with a company likeĀ Foster Remodeling Solutions about something that you can do to increase the property value of your house, one of the things that they might recommend is that you pull up your carpet, especially if there is some hardwood flooring underneath it. According to many real estate professionals, a huge attraction for prospective house buyers are hardwood floors. So, if you have some under your carpet, get them sanded and buffed. If you don’t, think about installing some laminate hardwood floors. They’re just as attractive but much cheaper.

Replace your HVAC unit. Every person looking to buy a home would prefer that it has an HVAC unit in it; preferably one that is less than five years old because they typically “expire” after about 10 years. So, if you know that your HVAC unit is closer to 10 years, consider getting a new one. It’s an investment that will be well worth it for you and also for the property value of your home; especially if you decide to sell it in the next couple of years.
